What Causes House Subsidence?

"House subsidence" is a critical structural issue frequently encountered in home and building extensions. Attempting to resolve this by merely patching superficial cracks is only a temporary fix that fails to stop the ongoing settlement. The true engineering root causes of structural subsidence are as follows

01

Construction on Shallow Foundations

  • Risk Factors Utilizing short piles (such as 6-meter concrete piles or wooden piles), spread footings, or slab-on-grade foundations in areas predominantly composed of soft clay soil.

  • The Settlement Mechanism Soft soil layers lack the sufficient bearing capacity to support the additional weight of an extension. Because short piles do not reach the hard soil stratum, they continuously sink deeper into the yielding ground over time.

  • Structural Impact This differential settlement creates severe structural stress, causing the extension's walls and floors to tear away from the main building. If the foundation is not permanently reinforced, these structural gaps will progressively widen, ultimately resulting in a complete collapse.

Common Signs of House Subsidence and Extension Separation

If you are experiencing structural cracking or foundation settlement, I Can Build is ready to evaluate and permanently resolve the issue with our team of expert structural engineers.

  • Vertical Separation Cracks Distinct gaps and tearing appearing at the junction between the new extension and the main building structure.

  • Structural Pulling and Tilting The extension settles below its original level, creating dangerous tension that pulls on the main structure and risks further severe damage.

I CAN BUILD

Permanent House Subsidence & Leaning Repair via Advanced Underpinning

I CAN BUILD provides root-cause solutions for structural settlement by analyzing foundation failures and reinforcing them with our advanced underpinning technology.

  • Vibration-Free Hydraulic Pressing Piles are driven deep into the hard soil stratum from beneath the floor using hydraulic machinery, ensuring zero vibration damage and full operational capability in narrow spaces.

  • Immediate Load-Bearing Capacity The newly installed piles can instantly support the building's weight upon completion, significantly reducing structural risks and halting critical subsidence.

  • Engineered Precision Professional structural engineers calculate the foundational load and meticulously design the exact position, size, length, and quantity of the new piles to safely and effectively replace the compromised foundation.

2 Permanent Solutions for House Subsidence Advanced Underpinning Methods

To permanently halt structural settlement and re-level your property, structural engineers typically employ one of two primary underpinning methods, depending on the building's load and site conditions

2 Permanent Solutions for House Subsidence: Advanced Underpinning Methods

01

Direct Underpinning

(Below Existing Footing)

This method involves excavating directly beneath the compromised foundation and utilizing a hydraulic press to drive new piles vertically under the existing footing.

  • Pros Maximizes load-bearing capacity as it supports the weight 100% vertically (eliminating shear force). It is highly efficient for lifting and re-leveling severely leaning buildings and works flawlessly for both main structures and extensions (even those without ground beams or built on spread footings).

  • Cons Requires a longer operational timeframe and generates more excavated soil, making the worksite messier.

02

Side-Beam Underpinning

(Bracket Piling)

This technique requires excavating a small access pit adjacent to the ground beam and installing a structural steel bracket (load-bearing shoulder) to press the new pile alongside the existing structure.

  • Pros Offers a faster completion time and maintains a cleaner worksite due to minimal soil excavation.

  • Cons Possesses a lower load-bearing capacity due to eccentric loading (forces acting on two axes create a bending moment on the pile). It is restricted to lighter extensions and cannot support complex structures. Additionally, it may require dismantling overlying structures (like built-in counters) and is restricted in extremely tight spaces adjacent to the main building.

Once piles are driven into hard soil, the resistance from this hard soil can be used to lift the building, as shown in the video below.

02

Open the Floor and Dig a Hole

After the engineer determines the locations and calculates the weight to design the piles, the floor will be opened by digging a hole to press the piles.

03

Press the Piles

Press the piles using a hydraulic pressing machine. The pressed piles will be steel piles, the size depends on the engineer's designation. The length is 1.5 meters per section, which are then welded together until reaching the (depth/pressure) specified as safe by the engineer.

04

Pour Concrete into the Piles

After obtaining the desired depth, concrete will be poured completely into the piles to increase strength, and the building will be lifted to the level, then locked with beams.

05

Install Jacks to Lift the Building

After pressing the piles down to the hard soil layer, we will proceed to install jacks and lift the building simultaneously. Once leveled, the foundation (footing) will be constructed to support the level again.
